Site supervision and construction management in the Kreis Heinsberg district
Building in Heinsberg means having someone on the site who answers to you
Between the building permit and the front door key lie hundreds of decisions that nobody can see once the plaster and the cladding are on. We represent you on the site, check every build stage while it is still open, and keep track of dates, costs and defects.

01The open moment
Once it is closed up, nobody checks it again
Reinforcement disappears into concrete, the vapour barrier behind the lining, pipework into the screed. Every one of those steps can only be judged afterwards at considerable cost. Site supervision therefore means, above all, standing on the site at the right moment.

- The open state
- Reinforcement, bearings, waterproofing and insulation are inspected before the next trade covers them. What can still be changed at that moment costs hours instead of weeks.
- The sequence
- Trades that block one another are the most common reason a site stands still. We order the sequence so that the dry lining is not waiting on a pipe that has not been laid.
- The record
- Every observation is written down and backed by a photograph. If something later turns out to deviate, it is clear when it arose and who is answerable for it.
One quick question
Your shell construction starts soon? Two sentences are enough for a first conversation.
02Build stages
One build in six stages
Site supervision is not a single appointment but a sequence of stages, each with its own check points. This is how it looks on a house in the Kreis Heinsberg district.
Start on site
Setting out, excavation and base slab. We check that the building is going up where the site plan puts it and that the ground actually found suits the planned foundation.
Shell construction
Reinforcement, concrete, masonry and floor slabs. Positions are checked against the structural design, the quantities built are measured, and each pour is released only after inspection.
Roof and envelope
Roof structure, covering, windows and waterproofing. This is where it is decided whether the house is tight, and where a missed inspection later costs most.
Fit out
Screed, plaster, dry lining and tiling. Levels, junctions and transitions are checked, along with the order in which the trades follow one another.
Building services
Heating, ventilation, plumbing and electrics are checked against the design before screed and cladding close the runs away for years.
Handover
A walk through with you, defects recorded in a list with deadlines, remedial work checked afterwards, and the documents handed over for your building file.
03Scope
What the supervision covers for you
The scope is agreed in writing before work begins and follows your project. These points are normally part of it.
- Site visits
- Appointments follow the build sequence rather than a fixed rhythm, before every release and at every point where something is closed up.
- Checking against the design
- The work is held against drawings, position plans and the structural design. Departures are raised while they are still departures and not yet defects.
- Programme
- A sequence that sorts the trades, and the follow up as soon as a date begins to slip.
- Coordinating the trades
- One point of contact for everyone involved, so that agreements are not lost on the telephone between two firms.
- Measurement and invoice checking
- What was actually built is what gets measured. Interim invoices are held against the measurement, the contract and the real progress before you pay.
- Documentation
- Notes, photographs and observations for each visit, sorted by build stage and available to you at any time.
- Defect tracking
- Recorded defects go to the firm responsible with a deadline and are followed up until they are put right.
- Handover
- Preparation of the handover, a joint walk through, the record of it, and the documents collected for your building file.
Design, building submission documents and structural calculations come from the same practice. Someone who calculated the positions spots more quickly on site when the work departs from them.
04Enquiry
Tell us briefly about your building site
Your name, a telephone number and a few sentences are enough. We come back to you, tell you which scope suits your project and what it would cost.

The enquiry commits you to nothing. You receive the scope of services and the HOAI fee in writing before anything is instructed.
05The practice
Who comes to the site
Smoku eG is the engineering practice of Konrad Smoczynski in Wassenberg, around twenty minutes from Heinsberg. What arrives on the site is not a changing team but the engineer who knows the documents.

- Qualified structural design engineer
- Authorisation number QT1542
- Authorised to submit building documents in NRW

06Check points
The points we look at closely
These places decide tightness, structural safety and later costs. Every one of them can only be judged while it is still open.

-
Foundation and base slab
Ground conditions, blinding layer, damp proofing and the position of the service penetrations, before the base slab is poured.
-
Reinforcement
Bar diameters, spacing, laps and concrete cover against the position plan, before every release to pour.
-
Bearings and lintels
Bearing lengths, props and lintels over openings, which are no longer accessible once the masonry is finished.
-
Airtightness
Junctions of the vapour barrier at walls, windows and penetrations, before the roof slope is lined.
-
Thermal bridges
Insulation at roller shutter boxes, parapets, balcony junctions and basement ceilings, which is where it is missing most often.
-
Waterproofing
Transitions at door thresholds, terraces and plinths, where water otherwise finds its way inside.
-
Service routes
Chases, openings and runs against the structural design, so that nothing is cut away from a load bearing section that is needed.

Five situations in which site supervision happens: the shell under scaffolding, checking against the drawing, measuring, a lintel over an opening, and the walk through before handover.

09Questions
What clients in Heinsberg ask first
Seven answers to the questions that come up most often before an instruction.
Design work ends with the permit and the construction drawings. Supervision begins where the building goes up: it checks the work, orders the trades, verifies measurements and invoices and prepares the handover. Both can come from one practice, but they are not the same service.
That is exactly when it pays. The contractor site manager represents the contractor. Your own supervision looks at the site from your side and checks that what is being built is what your contract says.
By the build sequence and not on a fixed rhythm. More often during the shell, because something is being closed up continually, at wider intervals during fit out, but always before an acceptance.
It is recorded in writing, photographed and reported to the firm responsible with a deadline. The remedy is then checked. You are told where matters stand without having to chase anyone yourself.
Yes. Interim invoices are held against the measurement, the contract and the real progress before you pay. That is the point at which supervision frequently pays for itself.
Yes. Design, building submission documents, structural calculations and supervision are all the same address here. Someone who calculated the positions spots more quickly on site when something departs from them.
Ideally before the first spade goes in, at the latest before work starts. Anyone who calls only during fit out can judge the shell afterwards at considerable cost, because most of it has already been closed up.
